Yep the propaganda and scare merchants are working over time at the liberaly party headquarters and the claim is that if labor plays with negative gearing then that will effect house prices and housing availability even though only 7% of NG properties are new housing Cheesy LOL

Yeh right Malcolm. Who's paying for this BS ?

In Question Time today, Turnbull was quoting a figure that 37% of buyers would drop out of the market if the ALP was able to introduce their negative gearing plans.  Okay, that means at an auction for an existing dwelling, they will still be 63% of the market wanting to buy, but they will not be investors.

So, at present (to round up the figures) ~ pre ALP plan, there were 10 genuine buyers for a home.; post ALP plan, there will be 6 genuine buyers who want a home to live in.

If that means a drop in price, it won't be much of a drop.  There will still be a healthy market.  Just not overseas yankers killing young Australian hopefulls off.

The ad is beyond belief.

"hey guys, this housing investment is a delicate house of cards that the government could choose to destroy at any moment!"

Whether or not you think that's the case, that sure is the angle they went for.

Who brought in Negative Gearing in the first place? Hawke/Keating?

Young Australian "hopefuls" can already go to the Bank and borrow $1 million (according to something I read recently) on an income of $100,000 pa to buy "investment properties"  .... there is the PROBLEM.

People being able to buy their first home with only 5% of the purchase price ... meaning that the Bank lends them 95% of the purchase price. STUPIDITY.

I very much doubt that the Big Four Banks hand out money like it is going out of style.

It goes against their religion to do something that benefits battlers so instead they prefer to run  a scare campaign full of lies hoping that the battlers buy it and vote for them. For a libbo the battlers only have one purpose and that is to be totally exploited Sad

Yes.  But if you are a lib supporter, then anything you read that is negative towards lib is translated into gibberish and hence they never will learn why Turnbull demonstrated poor economics/business knowledge and that Morrison needs to go to do at the very least high school economics.  Because this country deserves competent people not people who become so scared they spew hogwash.

Expand that out and you may well find that there were 30 genuine buyers for 30 homes and under the new position there may be something like 24 buyers for 30 homes ?

nails... have you got a link for that 7% please...

I am flabbergasted if that figure is right and it's any wonder that we've had a house price explosion since 2001... its pushing young folk out of the "home" market

Malcom wouldn't be interested in changing NG ... he's got like 7 houses or more..

check out this link..

take a look on page 8 for the House price-to-income ratio (1990-2012)

Investors continue to drive Australia’s property market, accounting for 51 per cent of new mortgages in January,

...................................

The combination of these trends point to an increasingly unbalanced housing sector. Property investment is important, it helps create a supply of rental properties, but it is not necessarily ideal to create a society of landlords and renters.

And that is precisely what housing policy is creating right now. What are investors buying? Around 93 per cent of investor approvals are for established housing, with just 7 per cent increasing the housing supply. With statistics like that it’s no surprise that home ownership rates continue to fall across most age cohorts

wow...

how is this allowed to happen?  Angry

Yeas, I can see that, but I am not fussed much.  The market has clearly been inflated so much that no-one (unless they have very long pockets) can get in, especially in places like Sydney.  Of course, Malcolm has a very personal dog in that fight, given his property portfolio might lose some ground.  Gee, how terrible for him.  I'd feel so sad if that happened.

Well, that is what has happened.  How to deal with it?  Well, as far as I am concerned....the answer is.....whatever it takes to allow a young married couple with a good combined income buy their home without having to compete with investors with long pockets, made even longer by Government tax breaks.
