Greens Call For Immediate Rent Freeze

Renters can’t cop another 30% rent increase   Sad
2026-08-20
greens.org.au
The Greens have called for an immediate rent freeze to stop renters from facing a 30% rent increase, spurred on by real estate agents and the big banks.

Today, real estate agents are publicly encouraging rich property investors to raise rents by 30 percent, following a forecast from the big banks earlier this week.

As unlimited rent increases are currently legal, this baseless ‘forecast’ is effectively encouraging rich property investors to raise the rents on properties they own - despite retaining generous concessions via grandfathering. The Greens warn that without action, this risks becoming a self-fulfilling prophecy if investors use tax changes to justify their greed.

Renters around the country are facing the worst housing insecurity in living memory, forcing many to spend much more than a third of their income just to keep a roof over their heads.

The Greens have reiterated that the housing crisis demands a suite of actions to help renters and first homebuyers - including an immediate rent freeze, ongoing rent caps and a massive spend on public housing.

Lines attributable to Australian Greens leader, Senator Larissa Waters:

“Renters can’t cop a 30% rent increase. Renters are already paying over $12k more a year than they were 5 years ago, and so many people are at breaking point.

“Now that real estate agents are saying this massive increase will happen, they’re undoubtedly advising rich property investors to hike up rents as much as they want.

“Renters have no protection, and are being left with nowhere to go.

“Labor has been warned about the massive cliff facing millions of Australian renters. There’s just one way to stop it. We need an immediate rent freeze.

“We needed these tax changes to see house prices come down out of the stratosphere to help first homebuyers - but there’s no silver bullet for the housing crisis.

“We need an immediate rent freeze and massive spend on public housing, to give renters and first homebuyers a chance.”

Lines attributable to Greens spokesperson for finance, housing and homelessness and Senator for South Australia, Barbara Pocock:

“Rent increases are being spurred by greed. Investors are using tax reform as a cover for their profiteering.

“Renters need immediate relief. They can’t handle another rent increase, let alone 30%.

“Too many households are just one rent increase away from eviction or homelessness. A rent freeze will give people the security they need in a housing and cost of living crisis.

“People across the country are being hit with a 23% rent increase over the past five years while real wages have fallen by 5%.

“Record high rents are forcing people to spend much more than a third of their income just to keep a roof over their heads.

“Renters don't have a buffer: they are the buffer while landlords and investors are protected by property.

“Labor's plans to fix the housing crisis are not touching the sides. After four years of rapidly increasing house prices and astronomical increases in rents, it's no wonder Australians are ditching the major parties.

“In a nation-wide housing catastrophe, we need an immediate rent freeze and long term rent caps, and a massive long term boost in public housing, rented to people at prices they can actually afford.”

Hi sir brave Crook,

we can blame the Labor party in Victoria for massive land tax and other tax increases
which are passed on directly to the most vulnerable people - renting out places.

We can also blame the federal Labor party Govt. for massive immigration
of millions of people when there was nowhere for them to live -
which has put huge pressure on housing and rental property prices -
supply and demand has pushed up prices -
that's why you can have a dozen Indians living in a one bedroom flat.

This means that the Labor party is only pretending to look after the battlers -
the fact is they don't care about anyone - at all.
Most of the MPs have many rental properties and are cashing in themselves.

Probably too late for any sort of rent freeze now because rents are already unaffordable for many people. The "median" rent in Perth reached $750 a week just recently.

And, any announcement of a rent freeze would be immediately followed by landlords (encouraged by scumbag real estate agents of course) raising rents by enough to compensate for a freeze.

It amazes me that governments and greedy people (encouraged by the abovementioned scumbag real estate agents) have allowed what should be a basic human right - affordable housing - to be turned into a game of Monopoly and thinking that house prices and rents can keep rising forever and people will just keep paying.

Now the 'chickens are finally coming home to roost' and the limit of peoples' patience (and ability to pay these ridiculous prices) has apparently been reached.

As our State and Territory governments are finding out with the massive increase to public housing waiting lists over the past few years. Public housing that governments have been selling off for decades and not replacing believing the private sector will be able to take care of those who choose (or have no other choice) to rent.

Which worked fairly well until the inevitable greed set in about 20 years ago.

Absolutely stupid (and disgraceful) stuff.

Why do you think rents are so high, Derek?

Government policy or act of god?

What determines rents?

Greedy (and stupid) governments (full of useless pollies who are also land"lords").

Greedy people i.e. land"lords". Wannabe feudal lords as someone called them recently.  Grin

Greedy real estate agents.

Not necessarily in that order.

And my name is not Derek, by the way.

Did rents decrease in New Zealand when they reduced immigration?

Yes, rents in New Zealand decreased and rental growth flatlined following a dramatic reduction in net immigration. After hitting a historic peak of roughly 136,000 net migrants in late 2023, New Zealand's net migration collapsed by approximately 90% to just over 10,000 to 14,000 people by mid-to-late 2025. This rapid slowdown in population growth directly eased demand in the housing market, leading to a visible drop in rental prices.

Key Impacts on the Rental MarketFalling Asking Rents: By late 2025, realestate.co.nz reported that average asking rents nationwide had dropped by 3.1% year-on-year.Flatlining Growth: Broad index tracking by Stats NZ showed that the national rental growth rate across all existing tenancies practically froze, increasing by a mere 0.4% in the year leading up to April 2025.

Regional Drops: Major metropolitan areas experienced the most immediate relief. For instance, Auckland saw a 2% annual decline in median weekly rents, while Wellington City fell by 0.8%

Surge in Supply: With fewer new arrivals competing for housing and an exodus of New Zealand citizens moving abroad, rental listings surged by more than 23%. The overall growth of the country's housing stock began outpacing population growth for the first time in years.

Economists and property market analysts frequently point to New Zealand as a clear case study showing that aggressively reducing population pressures directly results in cooling rental market conditions

We should reduce immigration numbers to stop rents increasing it's basic supply and demand something the economic illiterates called the Greens don't understand.

The Greens are a pox on Australia
