Got a note in the mailbox today. Someone representing a realtor about having my residence sold. Messaged back to give it 2 year before approaching again.

Oh dear, you will now be listed as “ active “ on their database with your address and number.

When that database is inevitably on sold your privacy may be compromised.

Never reply to anyone who isn’t a family member or close friend.

The moment you reply you have given them a foot in the door.

If the real estate broker constantly responds, it becomes harassment. He is liable to lost his chance to sell the house.

The realtor messaged back to say that he would inform the potential buyer.

I never used an agent to look after my rentals, for two reasons. I thought they charged too much for what they did and the vetting process for tenants. For my houses I would always do a drive by of an applicants current house to see what my house was going to look like in a few months. Boy did that remove a few people off the possible list. I always supplied a lawnmower with each house and paid the first $30 of water bills providing the lawns were kept healthy. Always make keeping the gardens in good condition in the lease so its not an arguable point. I made a lot of good friends who were tenants.

But did you ever bump their rent up when they asked for repairs?    Undecided

What about when the repairs required are caused by the tenants?

So you're going to sell your parents house?

My rent was a calculation of the cost to maintain my property.

At the end of the year I would tally up how much it cost to have that property, that would be divided by 52 and there is your rent. I managed to keep it pretty tight by doing most maintenance myself (also a good chance to inspect your property) and having a good relationship with my tenants.

I didn't dictate how much the rent was, I just had to cover my costs, I wouldn't put up my rent just because I could. Insurance, rates, taxes, cost of consumables and general maintenance costs constantly increased and a lot of the anger is taken out on the landlords.

Keep demonizing the landlords and you will get a self-fulfilling prophecy.

Then you charge the tenants for the damage.

I don't know any landlords who made money out of renting except
for the capital gain when they sold the house or unit or flat.

2 landlords I know had to pay out $22,000 each to repair a place
after tenants wrecked it -
one had dog turds squashed into the carpet.    Roll Eyes
