It's a 4 bedroom house, neat as a pin a few streets from the water, priced appropriately for the market.

So, exactly what sort of justification can you see for the rent almost doubling from $440 to $850 a week in the space of two months?

So a lucky renter is going to get a great property at half the going market rate for 2 months. Bargain! Now go do some research and see what commensurate properties rent for.

Yes, the comment has been made on the X thread that they're probably trying to suck in some tenants with the $440 a week "starter" rent before it goes up to $850.

Something else that needs to be added to the list of things that should be illegal when it comes to dealing with scumbag real estate agents (that's all of them, by the way).

You're really not very bright when it comes to property. Obviously the rent of $440 is grandfathered in from a previous tenant who is leaving, probably a break lease situation and that rate is obviously a very old rate.

But what we do know is the tenant is the winner because they are getting a saving of $410 a week, they are also paying only $1760 in bond rather than $3400

30 seconds of research shows $850 per week for that property is bang on market price. But that doesn't satisfy you, you want Fidel to be your sugar daddy and the property to be free.

I just had a sticky beak at that house! It’s actually cheap for the size and where it’s located.
Looking at the street and houses around it, all lovely big houses. No riff raff there!

See this house, when we visit kids in peninsula, I love sticky beaking at OFIs and it sold just recently for under $1.6 mill but rented immediately after fir $1,100 per week!
I couldn’t believe it!
Nowhere near walking distance to water.
It’s about a 8 minute drive. Traffic is ridiculous.
I saw a beautiful home with sea views for under $1,000 per week.
How this one in the burbs got that much astounded me.
Some are desperate! I saw 3 different cars and found our it’s a shared accommodation.
So for a big house with a pool and rent split 3 ways … it beats being in a small couped up unit for $580 a week!
Anyway that’s the way the ball rolls now.

Yeah, you're probably right there, Gordon.

To be perfectly honest I really don't care because none of this affects me in any way whatsoever but you have to admit there is just something so darn entertaining about watching all the land"lords", scumbag real estate agents and the media endlessly screeching like banshees since Budget night.

Makes one think the government might be finally doing something right for a change.  Undecided

For example, the sheer amount of Budget BS that's been printed in The West Australian since Budget night from editors, sub editors, various reporters, "guest" columnists and letters to the Editor is mind-boggling.

You could probably fertilize your lawn for several years with all of it.

And they're still going on about it in today's paper with TWO full double page page stories and more letters to the Editor. Unbelievable.

Someone should make a TV soap opera out of all this - it would definitely be much more entertaining than the Donald Trump - Iran boring soap opera that's still running.

Remember back in the '80s and '90s when everyone was talking about how many properties they owned?

Just regular working people.

It's all they could talk about, at every dinner party and BBQ.

My wife and I lost a few friends over that - they were boring us to death.

We owned one crappy little house in Kooyong Rd, and we were happy.

It's having some major renovations done at the moment, they've nearly finished and it looks great.

Haven't been there for years.

I drive nearby quite a lot - down Francisco Street and through the roundabout, but haven't stopped at any of the shops for a very long time.

I might check it out next week.

Can't argue with that.

I had to deal with one just after mum died, and I thought I'd give him the benefit of the doubt.

I went in all optimistic and friendly and gave him so much more information than was requested and helped him well above & beyond what a normal person would.

At the end of the process, he ghosted me and didn't even give me a simple "thank you".

He turned out to be a massive ...



I have to say though, there are a few good ones out there.

I've met this couple a few times and they are quite honest and are nice people to deal with:

Well, not sure what auction clearance is for interstate, but it’s dropped for Victoria, below 60%.
That means not selling, since tax rules are changing since budget announcement RE: CGT etc.
That means, less investors, less rentals on the market.
Let’s see how much further this can go.
