That people who invest in rental properties should not be singled out to pay extra taxes compared to people who invest in shares, small businesses, other forms of property etc. The same principles that apply to all other business activities should apply to rental properties.

And if, like Smith, you are completely lacking in principles, put it this way: rents will go up, not down, if you make rental property owners pay more tax. This is just another Greens idea that will actually harm the people it is intended to benefit, which is what always happens when the economically illiterate get their way.

Do you think making rental properties available for people benefits the economy? What do you think is going to happen to people who wish to rent a house if the government starts using the tax system to discourage investors from making those rentals available? If you buy shares and property a loss from one can be offset by losses on another but not reducing your primary income & tax due.

There is no tax advantage and it is not unfair. Every other investment type is treated exactly the same way. Only allowing deductions for certain types of investments, eg new properties, would create some rather silly incentives. It is not forcing renters to do anything. The lower rents that result make it easier for them to save up and buy their own home.
