As already mentioned, this isn't something exclusive to McDonald Jones Homes (whoever they are), this is something all builders do. It is a standard marketing practice.


That was a message from the builders association.

The puropse of these tactics by builders is to cloud, confuse and confound the application of rational analysis to price of housing.

The dazed customer walks away not sure of what they are getting and how much it cost.

More importantly, it prevents the customer from comparing with other builders by a process of obfuscation as to desitability and quality of the extras that have been committed.

Builders sales people should wear a mask and hold a gun so the true nature of their actions are evident.


what a load of rubbish .... it's called upselling. Look it up.

There should be no penalty for exiting contracts when the customer has gone beyond its means.

Red Barons spawn lost $2 thousand. The builder should be forced to return that money and Red Baron should be in the forefront of demanding that return.

Sales people are dangerous because they are on a commission and they don't care if customer goes in too deep and in fact will encourage over commitment to boost their commission.

Red Baron, go after the builder to return the money.

Just read the contract, is that hard or difficult in some way? Ive had my fingers burnt on legally binding contracts I didnt read, my own stupid fault for which I take full personal responsibility.

Life is the teacher and yes, my son should have read the pages and pages of shite they fill those things with.

I think he got a cheap lesson. Sometimes you have to get burned to really learn what's out there. You can't teach experience and you can't protect your kids from everything, mainly because they usually think at 25 that they know everything about the world and you know sweet f.a.

Ten years later they are surprised 'how much you have learned'

We have recently paid our $3000 to McDonald Jones to accept our tender .... to date we are happy with their documentation and inclusions
On their price list , Front page of their plan books and upgrade inclusion books we clearly saw the following messages .. We found it very easy to understand what was included and what was not included in their price . We haven't got to the contract signing yet but we don't expect any surprises as their documentation and offer seems clear ........                                                              Please note the published base price is based on the inclusions set out in the specifications attached to this price list . Speak to one of our consultants at the
display home or call 1300 555 382 if the specification is missing or if you require further clarification. The price published includes the Classic facade as
seen in the brochure. Check the price list or specification as to the materials included in the facade treatment . The home is based on a face brick finish. Full
external site costs including connections to services, levelling etc and BASIX requirements will be quoted following an inspection of your proposed building
site. Items not included in the base price are Landscaping, driveways, fences, swimming pools, timber decking, BBQ, Air conditioning, blinds, curtains, window
coverings, spa bath , door closers, deadlocks, water tanks , alarms , dishwasher, microwave, glass splashback, Alfresco ceiling fans, special recess power
points, down lights, light fittings, music system, furnishings, decorative items, mirrored decorative walls including second separate mirror over bath as seen in
some of the display homes, floor coverings etc .Some of the finishes used in our display homes maybe from an upgraded specification. These items are noted

You see, the exhibition homes are a GIANT SUCK IN...Because young buyers in particular get starry eyed at the 'MUST HAVE' BEAUTFUL HOME BUT WHAT IN FACT THEY ARE OFFERING IS MORE DOWN THE SH.TTY END OF THE SCALE.

What builders should be forced to do is put a bloody great sign up outside the Exhibition Home stating if you want this, this is what is will cost, including everything except the site house paper.. Forget all about that Upgrade shite its a BIG CON JOB.

Alternatively, when you are at the Display Home, you ask the saleswo/man what it costs to have that exact place.....which most people would do, and if you failed to do that...........you bloody read the Contract, and if in doubt, you go see a Lawyer.

come on people, doesnt mean hes stupid, and as he says,  learnt a lesson from it. Same as I did and Im sure many of you have done. If we didnt have parasites lawyers we wouldnt need legal contracts and would be able to do deals with a hand shake.
