you've been saying this for five years now while property has DOUBLED in price. dont you ever get sick of being wrong in the Flannery-mold? You ahve bene LITERALLY 100% wrong. you predicted a 70% crash in prices and instead saw a 100% INCREASE.  that makes you wrong by the HUGEST of margins.

I don't know what part of the planet you come from LW or even if you live on the same planet, but clearly YOU ARE LIVING IN A PAST ERA!

Due to basic Demographics and other Macro Economic factors, the next 5-10 years will see -
1) Existing house Prices continue their recent trends, with further declines!
2) New Housing Construction will continue to decline, in line with the current trends!

Both of which are consistent with trends in the USA & Europe.

From the diagram perceptions_now posted, I gather that prices dropped for almost a year, but have been back on the way up for the last few months.  Perhaps I am simplifying it too much, but it seems to me that you would only have lost money if you sold during that period.

Yeah, I noticed the Sydney Pricing too, from around June 2009 to June 2011!

I would suspect the more likely outcome is that we (OZ) will follow a similar pattern to the USA & Europe, as indicated by the following chart.

This reflects the Demographic influence of the Baby Boomers BOOM from the mid 1990's to around 2006 and then the BUST that has since followed!

In Australia, this effect was postponed temporarily, primarily by government input into the new home buyers market, but also by virtue that the Economic impact of the GFC on Australia was also largely postponed by virtue of the continuing positive impact on the OZ Economy by the Chinese Economy, which is only now starting to falter.

With the lowest growth rate in bank lending in 35 years  it's probably just a dead cat bounce caused by spruikers trying to pump up the markets in the media Wink
