libbos only care about the value of their house even if it is at great expense to other people who can't afford to fuel the bubble.

Hi Nail,
In this case it was a little old lady who's super was losing money
so the bright idea was to buy real estate with that super money
on a deal where you couldn't lose because property was always going up.

If the super schemes had done their job properly she wouldn't have bought the place.

You're right I don't care about your friend; along with the billions of other people outside of my immediate family and friends; doesn't mean I'm a 'libbo'.

The difference is, I don't hate your friend because he was trying to get ahead in life by investing in real estate, I don't find pleasure in his predicament, unlike some on this board.


You have to ask yourself why does someone hate people just because they are trying to get ahead in life, that they may end up with more due to more effort and higher risk?

If you think the worst insult is to call someone a 'libbo', then I can think of worse to call the type of person that finds pleasure in the misfortune of others; I would never 'LOL' at someone else's misfortune.

It's the property spruikers we hate for sprouting lies about real estate never losing value.

It hasn't bottomed yet, nowhere near.

Myself, bobby and nails give people advice not to buy real estate because it is bound to lose value and we don't like to see ordinary family people ripped off by unscrupulous real estate agents that would rob their own grandma's.

Where were the floods in St Kilda? I didn't hear about that, hope everyone is ok.

Real estate is going the same way as manufacturing and retail.....south. But never fear, other industries will take their place, renewable energy and sustainable cottage industries.

Anyone have any innovative ideas? I know you do lastnail with your non fossil fool cars. Anyone else?

Actually if you read his posts he has never specified 10 houses, he just laughs at anyone who is about to do there @rse in the RE market, I bet he is having a quiet LOL at your friend now.

He is a a hateful and envious person with an extremely limited intellect, resorting in personal abuse and childish arguiments when caught out. It's just who he is as a person, and I just don't respect morons.


Read the first page of this thread it's just him laughing about the fact that he believes the market is crashing; this would affect everyone who owns a home. I find that attitude to be pretty offensive.

Interesting that you admit that you, nail and bobby are giving financial advice, something none of you are qualified or licenced to do.

What are going to say to the people that took your advice and missed buying a home when the market corrects as it will inevitably do, just like it has for the previous 4 or 5 centuries?

My advice to you three is don't give advice about things that you know less than nothing about; someone might follow it.

You might want to point out to people who want to follow your advice that in 2008 you took out all your money from the bank and put it under your mattress and was still storing your money in the Bank of Sealy Posturepedic some years later still believing the banks would crash.

not listen to anyone on a forum - including me.

That would be friendly advice, like you would give to your children, as opposed to financial advice that you would pay a financial adviser big bucks for.

A political forum, that's right.

Do we not discuss the pro's and cons of a wide variety of issues on here?

Yes, we have a diverse array of opinions and we choose to either agree or disagree with them, but I hardly think anyone is stupid enough to take the advice of an anonymous poster on a political forum too seriously, do you? It's mostly the speculators who will lose out in the crash anyway and serves them right. They should have gambled on the stock exchange.

The others who will lose out is those who took advantage of the governments first home owners grant. They will be paying a rather large mortgage when it should never have been like that.

The government should leave their beaks out of housing instead of trying to create an industry whereby people artificially increase prices.

Our housing is extremely over valued and it's about time we got back to reality.

As for the market correcting. No way, not in your life time. Have you heard of the end of growth? It's here.

where does hate come into it ?

Why do you libbos hate it when prices come down so that it is more affordable for battlers on struggle street ? Wouldn't you be happy for them ?

You only seem to be happy when everyone is being ripped off.

The problem with the system in Australia is that property hoarders and speculators get tax concessions that first home buyers don't get. As a result people who just want to own one home for themselves have to compete with others who have an advantage when it comes to owning more than one home as an investment. If you think that is a fair system then you need get your priorities right.

Why don't you take a trip to Germany and see some real accomplishments. A lot of people rent in Germany because unlike the low achievers in Australia they don't see property as a major achievement in life. They are too busy running real export businesses rather than ripping each other off on property deals in a ponzi scheme Sad Go there some time Hicks. I bet you'd feel out of place because they wouldn't consider you as a high achiever. You'd be an unemployable nobody who knows how to push a few beans on a bean counter Cheesy LOL

It seems almost no Australian property owner wants to hear anything negative about the property market – even if it is the truth.

Not particularly.

But it is.

Housing credit is the ‘gas’ that inflated the property bubble. As investors and home buyers take out more loans, it facilitates property demand, which leads to higher prices. A month ago, annual housing credit had fallen to a record low of 5.4% year on year. Last week, this fell again to set a new 35-year low of 5.3% year-on-year growth.

The result? At best – housing holds its ground. At worst, gravity finally catches up with the Australian property market in earnest, and we see it fall significantly as it has in every other Western property market.

Housing credit is the lifeblood of rising property prices. Housing credit growth levels spent most of the last 20 years in the double digits. With levels of only 5.3% year-on-year growth today, it is impossible to see property prices staying at their ‘laws-of-physics-defying’ high levels.

We have also just got news that new homes sales in Australia crashed by a record monthly fall of 7.3% in January. The monthly fall in new sales was not a one off, and is part of a trend. Multi-unit sales have been smashed 25.1% if you compare sales over the last three months to the same period in 2011.

So where do we stand now?

The Aussie economy has just had more bad news. Data released yesterday on the Aussie retail sector, painted a bleak picture for the economy.

The Australian services index contracted in a big way last month. Anything under 50 means the sector is shrinking – and in February it was at 46.7, plummeting down from a barely expansionary 51.9 in January. The ‘employment measure’ figure dropped from 51.2 to 47.5. Sales and new orders also fell by a similar amount.

This matters to Australian property owners because the retail industry directly employs around 15% of the Australian workforce, and indirectly employs far more. When such a large chunk of the Aussie workforce is starting to do it tough, you should expect a slowdown in the Australian economy and a further fall in property prices.

Betting on Australian Property Prices Falling

Many large hedge funds overseas are betting on Australian property prices to crack sometime this year. They don’t tend to reveal how they are doing this, but I expect they are shorting property funds, the Aussie dollar, or possibly interest rate futures.

The easiest way for most everyday investors to do the same is to sell their homes. However, RP Data-Rismark are now launching an index that allows investors to trade Australian property prices on a daily basis. It is not up and running yet, and it’s not clear yet whether it is possible to short sell the index to profit from falling prices.

If it is possible to short sell this index, it may have started just at the right time for property bears.

It looks increasingly like Australian property could face the same dose of salts that has affected nearly every other property market in the world in the last few years.
