Or is it just QLD?

We are probably due for one. I think it's been about 15 years.

I think it's all over the country.

The biggest problem right now is the limited supply of stock. Agents have cashed up buyers lined up, ready to buy, even sight unseen in some cases but not many people are selling.  Read an article about a month ago hundreds of agents in Melbourne having to look for new work because they haven't been able to get a listing in months.

Spoke to an agent here who says houses are sold before he's even got the listing ... it's just a matter of approaching all his buyers when he gets a new listing, until he finds one willing to meet the price. As off last week, he had 110 buyers waiting on his list.

The rental market has the same problem.

Sydney is still going through the roof!

Some properties have doubled in 3 years. I'm referring to free standing houses of course. Near water.

Alas ....it's drawing to a close

I'm refinancing as I type this so as to jump in one more time.

It's amazing how much money you can make through property (and these unprecedented set of circumstances).
