In Regional areas - small towns are leaving main street shops and their expensive rents vacant.
Small Business Owners are working Online from their Homes with their Garages as packing and storing of orders, etc.
Those that do still pay rent for street front shops and do Online - have measly 20% intake through the shop door, compared to Online. Shops are just display cabinets for photos Online mostly now.

No need for main street Shops with stuff all parking and congestion, especially in holiday periods.
There are some that benefit - most Restaurants and other places for people to eat. Where, like Newtown (Sydney) - just become a long street like a giant 'Mess Hall' in itself.

Seems 'Food' is the only street front Shop that does well with Public 'through the door' interaction and consumerism.

But that in itself, is but a small percentage of Business in Australia.

Such is the changing face of Australian Economics.
