We go to the creek for a swim often. It is much better than swimming in the ocean.

If the place is within walking/cycling distance to the creek mouth, that would be a strong attraction to me.

She just overpaid thinking that property would go up -
but it went down in price.

I have very little real estate experience.
I have only ever bought 2 properties in my lifetime.
