Had a look at Tassie—nice summers but FAR too cold in winter. I am, told the trade winds keep north coast cool in summer? It is expensive Pt McQuarry, Kempsy, South West Rocks, must be cheaper areas, maybe a bit back from the coast?

You could live there and commute to Kempsey or Port Macquarie for work if need be. Stay away from Kempsey though. It has bad race issues.

If you're willing to go a bit further north, have a look at Coffs Harbour or Grafton. You can pick a nice 3 bedroom brick place in Grafton for about $250,000.
