Haven't had a lot to smile about lately, with the recent deaths
of two good friends precluding much gaiety.

But I've finally managed to attach one of my custom signatures
to my profile so it shows at the bottom of each post.

I got a smile out of that.

Not a bad little sig, eh? Actually there are one or two who I'm surprised
haven't had a whinge about it yet.

"What Got a Smile out of You, Today???"

Waking up at 5am this morning and remembering that it's a long weekend.

Watching a Dad and some of his kids play a game of soccer in the park opposite my house while I was preparing lunch.

Had a notification about six weeks ago that the agent who manages my unitcomplex wished to do a routine inspection
on the 14th of this month.

Well, my place is never dirty or damaged so I wasn't too worried. But I like to create and maintain a good impression
so I went through the place from end to end and by the time I was finished the place was literally spotless.

Suffice to say, they didn't show. But another letter arrived, re-scheduling for yesterday.

So I got a few other things done as well, like prepping the gardens for planting, cleaning-out the shed etc.

Anyway, they arrived yesterday morning, took one quick look in the front door, ticked the boxes and said' We know
your place is always good. Any problems'. There weren't, and so that was that. I seriously could almost have gotten
away with doing nothing at all.

They congratulated me on the condition in which I keep the place, then we got into a discussion about installing a few
new garden beds and a communal BBQ for the use of the tenants.

It's good to have a decent landlord/agent and good neighbours...  Smiley Smiley Smiley Wink Wink

That would be my worst type of agent ... LAZY

no matter how good a tenant keeps the property, the agent has a contractual obligation with the owner of the property to inspect the property. They should have had a quick walk through regardless of how you usually keep it.

*Sure....they're anti competitive as any subsidised job is.  It wouldn't be there without the tax payer.  Very damned difficult for a brainwashed collectivist to understand that I know....  (swaggy) *

They normally do, and I was prepared for them to, but after nearly five years without any issues... and I
came here with a good record and refs from my previous tenancies.

This isn't a 'houso' block where everything gets trashed on a regular basis, and isn't full of dropkicks, drunks
and druggoes. It's mainly older people (over-50), some disabled, some not. I'm one of the 'youngsters'.

Thats irrelevant ... he's being paid to inspect, he should inspect . It doesn't take that long.
