The Rock

The Rock is a town, with a population of 860...yep 8 6 0, in the Riverina region of southern New South Wales, Australia, in Lockhart Shire.

Some might say....the right price is what some idiot is willing to pay.

The pansi theory is that if it's 25 minutes from a regional town it is far, far overpriced.

$80,000 for that place......not a cent more.

I'm not bickering. I don't think Pansi is either.

And your advice/thought/idea is not well thought out.

The older you get, the more reliant you are on formal and informal support networks....and a decent climate. I've never ever heard an older person say that they love the cold. It's always the opposite. They yearn for warm weather for health reasons. And, as they're on fixed incomes, they're forever watching the cost of utilities etc.

It's impt that such people stay put ie near people, hospitals, community facilities, family, friends etc.

IMO, they should not sell up and move somewhere remote, lonely AND COLDDDDDD.

If they do so, chances are they won't cope for long -----> it's nursing home time.

Melbourne's further down....not far from Antarctica lol.

Sorry, I could never live there.

Also, our family/friends/work are Sydney based .. all except for two 1st cousins who married into Italian families based in Melbourne. They usually do all the flying into/out of Melbourne.

Sydney's climate is mild compared to these other cheaper areas. Also, you're close to everyone/everything, should anything untoward happen.  IMO, you've got it made Herb.

We're chillaxed up here, warm climate, beaches, fresh roadside fruit and veges and road kill, we don't pick up the cane toads though.... and Aldi lol!!!

so don't pick that town ... pick a town with a regional hospital nearby, a bowling club and a brothel ... what more do you need? Houses are still much cheaper than in Sydney

I've decided to marry a rich widow on the North Shore instead -- with a view of the sea ... and with a hospital nearby, and a bowling club, and a brothel ... what more would I need?  8-) :P

Somewhere near Cronulla beach so I can take part in the next riot ...  :)

they don't know that ... the seller isn't required to reveal that until Auction day, and only then to the auctioneer .... sales agents don't know what it is (it's actually illegal for the auctioneer to reveal it to anyone until it reaches the price). At best they can give you a guide as to what they think it will be worth.

I attended my 1st auction at age 18.

I bought my 1st property a yr later....at auction.

I've attended heaps of auctions since then.

I recently sold one of my properties....at auction.

They're nerve wracking...but I love the adrenalin rush :)

Officially, the Auctioneer is not allowed to tell the agent the reserve ... unofficially, a decent agent knows beforehand what the client expects to get.

ALWAYS becoming occupied by an endless stream of Pacific Islanders and sundry other Third Worlders who neither look like Australians or think like Australians.

I don't blame the Chinese, you're confusing me with nail ... look on google earth and you'll find thousands of 1/4 acre blocks within 30km of Sydneys' CBD ... see how many you find within 30km of London or Rome, or any other major city.

These blocks with a stand-alone house on them were bought back then 30 - 40 years ago for something like $11,500.

I don't blame the Chinese, you're confusing me with nail ... look on google earth and you'll find thousands of 1/4 acre blocks within 30km of Sydneys' CBD ... see how many you find within 30km of London or Rome, or any other major city.

My personal opinion is anything within 50km must be designated multiple occupancy

Both houses are in Mackay. We aren't locals, only been here 21 years. Had visited many times before that and moved here to bring up our 3 sons. It was a nice place back then.

Built an investment property 3 1/2 years ago just before the free-fall began. Had also been hit hard financially in the 2008 floods. Mackay hasn't been kind to us in recent years.

Just wanting to pack up and move south, somewhere a bit more stable.  :(

Sorry, can't help ... never been there and know nothing about the place other than what I read in real estate journals ...

from what I've read, all the mining towns are in for a bit of a shake up, and you will either have to hang on and ride it out, in which case with time it'll come eventually good again, or if you can't ride it out, you'll have to take a hit to the pocket.
